While much of the metroplex saw price declines in 2025, Rockwall County closed the year with positive appreciation. The underlying demand is real — families relocating from Dallas, buyers priced out of closer-in neighborhoods, people who want the lake lifestyle without leaving the suburbs. That demand isn’t going anywhere.
 
What has changed is buyer behavior. Buyers today have more options, more time to compare, and more confidence asking for concessions. The close-to-list ratio in Rockwall is running around 93-98% depending on the property — meaning buyers are successfully negotiating meaningful discounts off asking price. That’s the market you’re selling into.

I’ve watched plenty of listings in this market, and the pattern is pretty consistent. The homes that sell quickly and at strong prices share three things: they’re priced right from day one, they photograph beautifully, and they’re move-in ready or close to it.
 
The homes that sit are usually missing at least one of those. And the longer a home sits, the more leverage shifts to buyers — they start wondering what’s wrong with it, even when the answer is nothing except the price.
 
On pricing: in a market where buyers have plenty of options and are comparing your home against a larger pool than ever before, coming in even 5-7% above where the data supports is enough to extend your days on market significantly. The DFW metro-wide sale-to-list ratio is still running around 98-99% for well-prepared listings. That means if you come in priced correctly and show well, you’re likely to get close to your asking price. That’s a reasonable outcome in any market.
 
The sellers who struggle right now are the ones who price based on what their neighbor got two years ago, or who skip the prep work because the market “used to” forgive it. The sellers who do well are the ones who treat this like the strategic transaction it is.
